When they built the flats I believe they were looking for 200K+, i.e. about twice what a similarly-sized flat in any other location would fetch.
I have also heard that some (presumably at the back) have never been sold to this day, though I've no reliable source for this.
I remember thinking at the time that a life membership of the club would be a good deal cheaper than the premium on the flat - having no idea at the time, of course, that the ground would become inaccessible to the public within a few years.
I would not be at all surprised if some enterprising landlord had bought up all the spares since lockdown and was letting them out at monster rates.

The problem is that the premium only exists while cricket is played on the ground. As that is not particularly in the plans of the central body of UK cricket the premium presently has a limited lifespan depending on your level of optimism. If the next idiot in charge follows the ideas if the last idiot in charge you vould be looking out over a supermarket car park from your balcony before you pop your clogs.
